I am a full time NYS Certified Residential Appraiser with over 30 years of experience specializing in the Manhattan market. I personally perform high end and complex property appraisals in Manhattan. At the request of not just banks, and the investment community, but also individual property owners. I am personally selected to do both the high-end and complex appraisal assignments for the large mortgage banks, to the smallest studio apartments for private needs.
Having been selected as an approved jumbo loan and non conforming loan appraiser who specializes in the very upper end of the Manhattan market I have personally appraised properties with values in the top 5% of Manhattan values.
In addition to private appraisals I perform appraisals for the nations largest lenders with over one billion in annual appraisal values. I am fully familiar with the Manhattan market area as this is the only market that I provide appraisals in. This is what I believe best serves you the client to have an appraiser with through knowledge of this market.

Your homes value? It does not need a spotless space ready for listing photos, we live in NYC and sometimes life gets in the way.
All that I need is the same things which you would want to see in the property prior to buying it yourself. The inside of the property, including bathrooms and kitchen. From the 5,000 sf apartment in the building that no loans are allowed, to the studio apartment. Just a look around which can be accomplished in most inspections in well under one hour, many times this can be done to fit your schedule, got a lunch break, out of town and the key is at the desk, or a useful super who can open up, done! Whatever works for you.
The appraisal process is not a housekeeping score, the appraisal is done as if the apartment, or townhouse was completely empty and ready for someone to move in.
Please don't clean every closet out and spend your precious time prepping for the appraiser, whatever the current condition is works for this part of the appraisal process.
Buying a place without a mortgage (cash purchases are over 50% currently), why not have it appraised prior to closing on it. It could save you much more than the appraisal cost, set your mind at ease, and may be useful later on for estate planning. It will be completed in a digital copy that you can keep forever.
If you didn't get an appraisal at the time of purchase or need one for an estate in the past, with my 30+ years experience I can and have assisted with these types of appraisals many times.
Please know that no question is a bad question, its a profession that I have great admiration for, I can talk real estate all day. The appraisal process is typically less than a week, and can be as little as 1-2 days. If need you can even call me something other than a real estate appraiser if having an appraisal done is something you would like to keep private.
At the initial consultation I will ask you a few questions, why do you need the appraisal assuming its not for a mortgage need, when can I get into the property, and a few questions about the property. How many bedrooms, bathrooms ect as its better to be prepared to do the walk though.
I have been doing appraisals since long before email and digital photos, so the time from inspection to delivery of your appraisal is short enough that it can allow you to make an informed decision quickly as there are very few buildings that I have not been in.
