I am a full time NYS Certified Residential Appraiser with over 30 years of experience specializing in the Manhattan market. I personally perform high end and complex property appraisals in Manhattan only. At the request of banks, AMC, and the investment community I am personally selected to do the high-end and complex appraisal assignments. Having been selected as an approved jumbo loan and non conforming loan appraiser who specializes in the very upper end of the Manhattan market I have personally appraised well over 200 properties with values of more than $5,000,000.
In addition to private appraisals I perform appraisals for the nations largest lenders with over one billion in annual appraisal values. I am fully familiar with the Manhattan market area as this is the only market that I personally provide appraisals in as this best serves you the client to have an appraiser with through knowledge of this market.
My appraisals have been utilized by lending institutions, private use, estate planning, portfolio use, even pre-listing appraisals for those who want to be up on the current trends in Manhattan. Basically anything you would need a current value on within Manhattan can be accomplished in a fast and accurate manner with the upmost care and confidentiality that the clients want and deserve.
Having been in some of the highest priced properties in Manhattan the use of specialized software to blur out private contents of the home is part of our appraisal process. This allows for the owners to have the confidence that what is on the inside of the property is for their eyes only as artwork is always blurred from the interior photos and names are never discussed outside of the appraisal process.
Townhouses, Condo, co-op, From Battery Park and TriBeCa, to Harlem, From Sutton Place, to the New Hudson Yards all can be inspected quickly and the results are provided in clear and precise manner for the clients to make an informed decision based upon the value provided in a supported report.

All that I need is the same things which you would want to see prior to buying the place, each room in the property, including bathrooms and kitchen. From the Classic-8, to the studio apartment, just a look around which can be accomplished in most inspections in well under one hour, many times this can be done to fit your schedule, got a lunch break, out of town and the key is at the desk, or a useful super who can open up, done! Whatever works for you. The appraisal process is not a housekeeping score, the appraisal is done as if the unit, or townhouse was completely empty and ready for someone to move in. Please don't clean every closet out and spend your precious time prepping for the appraiser, whatever the current condition is works for this part of the appraisal process.
Priceless art, or items, no problem the photos if need can be blurred out and unrecognizable.
Please, no question is a bad question, its a profession that I have great admiration for, I can talk real estate all day. The appraisal process is typically less than a week, and can be as little as 1-2 days. At the initial consultation I will ask you a few questions, why do you need the appraisal assuming its not for a mortgage need, when can I get into the property, and a few questions about the property. How many bedrooms, bathrooms ect as its better to be prepared to do the walk though.
I have been doing appraisals since long before email and digital photos, so the time from inspection to delivery of your appraisal is short enough that it can allow you to make an informed decision quickly.
During this time all precautions are taken, masks, gloves, booties, and social distancing is as important to me as it is to you.
