I am a full-time New York State Certified Residential Appraiser with more than 33 years of experience specializing exclusively in the Manhattan real estate market. I personally conduct high-value and complex property appraisals throughout Manhattan, serving not only major financial institutions and the investment community, but also private property owners requiring independent, confidential valuation services.
I am routinely selected by leading mortgage banks to complete their most complex and high-end appraisal assignments, including jumbo and non-conforming loans. My work spans the full range of Manhattan properties—from modest studio apartments to residences representing the top tier of Manhattan values. I have personally appraised properties within the highest five percent of market value citywide.
In addition to private advisory appraisals, I provide valuation services to several of the nation’s largest lending institutions, with annual aggregate appraisal volumes exceeding one billion dollars. Manhattan is the sole market in which I practice, allowing for an in-depth understanding of neighborhood-level nuances, building characteristics, and market trends. Preparing for an Appraisal
An appraisal does not require a spotless or staged property. The space does not need to be prepared as though it were being photographed for a listing. Normal, lived-in conditions are perfectly acceptable.
The inspection simply involves viewing the same elements a prospective buyer would expect to see prior to purchase: the interior of the property, including the kitchen and bathrooms. This applies to all property types, from large cooperative apartments where financing is not permitted to studio apartments.
Most inspections are completed in well under one hour and can often be scheduled to accommodate your availability. Access can be arranged in whatever manner is most convenient—during a lunch break, while you are out of town, through building staff, or with the assistance of a superintendent.
The appraisal is not a measure of housekeeping or personal belongings. Properties are evaluated as though vacant and ready for occupancy. There is no need to spend time cleaning out closets or preparing the space beyond its current condition.
Appraisals for Non-Mortgage Purchases and Estate Planning
For buyers purchasing without financing—cash transactions now account for more than half of all purchases—obtaining an appraisal prior to closing can be a prudent decision. It may identify potential value concerns, provide peace of mind, and ultimately save significantly more than the cost of the appraisal itself. The completed report is delivered digitally and may also be useful in the future for estate planning or other financial needs.
